Construction Still Solid

Despite declines in home builder confidence and housing starts, recent data suggest the construction sector remains on solid footing. Builders continue to report strong buyer interest in new homes. However, larger growth remains hampered by challenges related to labor, lots and lending.

The pace of housing starts fell almost 7% in March, as the market rebalanced after a strong February. Multifamily starts posted a second consecutive month of decline, falling 8%. But even though single-family starts were down 6% last month, the three-month moving average was still at a post-recession high.

NAHB forecasts ongoing, modest growth in single-family construction and a leveling of multifamily development as the year progresses. Indeed, residential construction employment has grown at a positive, yet constrained, pace over the last year, adding 113,000 jobs to the industry.
